Your save game has become corupted, or you have made a change to the game that is not compatible with the save, or you have edited the save.
Try the HOIfix program, it can fix some save game problems.

What Version do you have installed? Publisher (Thier logo will be on the CD)

That's why I asked what patch you were on, Go with 1.06, if you cannot access it now the Download page should be back up next week.
In the mean time grab 1.05C and you should be fine.
