how to low pollution industry ?

I am building a reconstruction of Swansea Bay, wales in skylines and have come across a small issue, which I think I can overcome with creating a mod / theme / specialization. In the UK there are industrial areas that create little to no ground pollution, and just a little bit of noise pollution. Eg. warehouses, self storage, hand car washes and so on. How would I go about creating this lets call it "Industrial Park Zone" ?

Yeah, we have discussed about this in several threads already (including the RHI thread). What you could do is: edit existing assets so they don't pollute, resave them and add them to a district style. Ingame apply the style to your industrial area.
