New to modding so bear with me, I've been taking my first steps in manually placing growable buildings using the find tool.

Few questions.
I can't place these or they despawn immediately unless I zone the area first. But even when I zone the area first and place the manual buildings they eventually always end up with low land value and get abandoned, if I let the game auto build in those exact same spots I don't have this issue.

I don't understand why or do I need some other mod here to prevent that from happening?

Firstly you'll want either Disable Zone Check or Plop the Growables for placing buildings by hand. Disable Zone Check just turns off the need for zoning underneath, but otherwise they level up like normal. Plop the Growables makes more changes a big one being that all buildings stay the level they were placed as (or spawned as if you still zone some areas). Whichever is best for you depends on how much control you want over your buildings. I suggest reading the description of both mods before picking one.

Buildings still have levels and requirements to be happy at those levels. So you'll need to keep some eye on what levels you're placing and make sure their needs are fulfilled. Sounds like you're placing some higher level buildings in an area that just would never have buildings of that level normally, because there aren't enough services/parks.
