So the current zones in the game are as follows:

-Light Green- low density housing
- Dark Green- high density housing
- Blue- Low density commercial
- Dark Blue- High Density commercial
- Light Blue- Offices
- Yellow- Industrial


May I suggest the following:
-Light Green- low density housing
- Dark Green- high density housing
- Blue- Low density commercial
- Dark Blue- High Density commercial
- Light Blue- Offices
- Yellow- Industrial (perhaps two shades of yellow for light industry vs heavy industry)
Orange or Gold- Agricultural (I'll get to this later)
Pink- low density mixed commercial/residential
Red- high density mixed commercial/residential
Purple- STEM Buildings

So now you're probably thinking- what about industries DLC? In all Industrial areas, the shade of yellow will be ignored and all Industrial areas will default to whatever type of industry is suitable for that particular industry area. Heavy industry/Light industry will only be applicable in general Industrial areas

Agricultural zoning is different to an agricultural industry. Agricultural zoning will be actual farms and only avaliable with industries DLC and would require arable land. Agricultural districts, on the other hand, will be food factories. E.g. ice cream factory, frozen pizza factory, canned fruit factory, juice factory, frozen foods factory, dips factory, crisps factory, etc. And can be placed anywhere

Pink zoning will mostly be small scale shop residences

Red will be large scale commercial buildings underneath residential and/or office buildings. For example a supermarket under an apartment building. In leasure precincts we could have a 24 hour convince store under an apartment building, or a gambling precinct underneath an apartment building, and in tourist areas we could have a food court/restaurants underneath apartment buildings or office buildings

Purple zoning will be buildings such as research laboratories, food laboratories, inter space communication buildings, telecommunications centres (note, that's different to a mobile phone tower), call centres, server farms, etc. And other such STEM related buildings

Mixed zoning is definately something that i desperately want to see especialy for alot of my high streets low and high density versions, around where i live its very rare to see a shop that does not have a flat directly above it and especially in the city center you will get a large shop on the bottom floor but usually alot of apartments above them.

This is probably my top most wanted feature to be added to the game.

*Mix use zoning
*Light industry

Ligth Industry
-Does not produce ground polution
-There could be more traffic (more assembling)

There could be a middle ground, not everything needs to be heavy metal foundry.
Walkarounds: IT cluster produce things, office create jobs and no polution, organic commercial produce stuff locally, but there is limit in assets.
There is policy filtering polution but effect is not enought.
It could be done with policy "Light industry" just effect must be strong enought mix it with housing.

Mix usage
- you have commercial on 1st floor, but housing up
Walkaround: you can just build every second block commercial manually, and add offices here and there.

Alsothere is a policy no highrise, which allows to separete city on center and just regular. So you can create mid density.

I like your idea of light industry and mid-industry. Good idea. Then light industry could be placed near downtown/tourism areas, too. There could also be offices with retail (or at least dining) down the bottom, which is the case in some places in real life (my home city of Sydney has some of these). I see no reason why mixed buildings have to have only one level of commercial. There's no reason why there can't be say 3 levels of commercial then residential on top. It could be pretty creative if we want it to
