I've looked everywhere (manual is pretty much useless) and can not find the answer to this:

My mission as Turkey is to conquer Messina. I have declared war, defeated the army and assaulted the city. I am in control of the city yet do not own it. How do I become the owner?

I've tried offering peace and demanding that as a tribute. When the 5 years are up I get hit with penalty points because I did not conquer the province.

Note - this is very early in the game (1501).

Thanks for any and all help!
 
When you offer peace, if you've conquered the provice, it should show up as an option to demand in the negotiations. If you've demanded it, and they just won't give it up, however, it means they don't feel like you've really beaten them up enough to deserve one of their provinces.

Typically you must invade and occupy more than the provinces you want to keep at the end.

I, for instance, was commanded by the Sultan to take Ragusa from Venice. I had to take Illyria, Ragusa, and Crete before they would agree to give me Ragusa in the peace.

Beat them up some more and they'll give you what you want.
 
Messina is a Spanish province at this point in your game?
If yes, you may need to have a few more victories over Spain before they will give Messina up. If you take another Spanish province they may offer that one instead of Messina. For peace offers remember stars/tombstones play a factor in the outcome (the more stars the better your chances.)
