I wonder if it is possible to create a mod to assign industrial buildings to a specific company or industry. Or you can use an area tool to create an area where only a specific industry can settle... e.g. oil processing or something similar.

That tool is your tax rates plus placing industrial zoning within easy reach of resource extraction buildings/zones.

This only works to a limited extent, because despite significantly reduced taxes and demand for the corresponding product, repeated use of the bulldozer is a must until the desired branch finally appears…

I created my own spawnable 6x6 industry zones in the editor, each locked to a product type.

...and even that does not make the building permanent, it will change on its own if the tax climate / other factors calls for it.

Set the tax of your wanted industry type to 7, the others to 18, it will guarantee to only spawn this type.

But you still need enough demand for that product, otherwise the companis just quickly go bankrupt.

Yes, I understand, theres very little info on it. I struggled to achieve the goal of a spawnable asset locked to a type, but its actually really simple. A REALLY quick guide might help. Start the game, select editor. Click the add object button. In buildings, select industrial, industrial manufacturing. Find and select a suitable 6x6 asset, select it, click on the map to add it. Now click the asset on the map, on the right in the properties down the bottom click duplicate template, and click on the map to add YOUR copy of that asset. Click on your duplicate asset in the map to access its properties. First thing, rename it to what you want in the Building Prefab - Name field. In your asset properties down the bottom click add component. Select Buildings, Buildings Properties. This adds the Building Properties section to your assets Properties. To access it, in the buildings properties you probably need to scroll all the way to the bottom. In the Buildings Properties, select Allowed Manufactured and click Add Item. For Elelemnt 0 choose a production type, like for example Electronics (this will be an electronics factory). Really important, in the Buildings properties you need to change the Space Multiplier to something greater than zero. Try 5.000. How that part works Im not 100% sure but the higher the number, the greater the employees and output. If its 0, the asset wont work. Next, you need a way to add the asset to your game map. So like for Buildings Properties, click add Component. Select UI, UI Object. Now you have a UI Object section in your assets Properties. Go into it and in the Group settings where it says none, click on that and scroll all the way down and select ZonesIndustrial. Ok, so at this point thats it. Close the game, restart and go into a map. In the Zoning, industrial section you will see a default icon that is your asset. Unfortunately since this last patch the asset name doesnt show up (for me). But you can add your custom asset to the map as you wish. Extra note - (now broken?) For some production types like Convenience food, you can add Object, Company Object to Select say Ind ConvFood From Grain or Ind ConvFood from Livestock to differentiate. (It used to work, but seems a bit random now....)

One other thing, another way to add your custom assets to your map is to run the game in developer mode. Its not recommended to run the game like this all the time, but I do. Search the net how to start in dev mode, then open your map. Press the HOME key to bring up the add object menu. Like in the editor, go to Buildings, Industrial, Industrial Manufacturing and you will see your custom assets there and can select and add them to your map. If you name your assets and include a unique name, like your nickname or something, you can filter the object list at the top in the filter field to quickly list all your custom assets. REALLY important, when using the add object menu in the game dont click the x to close the add object window. Press the HOME key again to close it. If you click the x, it might not open again and you need to close the game and restart to bring it back up. Good luck have fun.
