Playing the Princapality of Suzdal I came accross this:

As you can see the Prince of Beloozero has no land. Im pretty sure he lost it all fighting with the Pagans. He has a princly title, and his one and only vassel is still considered part of the Princapality, but other then that it doesnt have any land. Hes still alive, and the title he holds is unclaimable.(Edit:To clarify, its grabable and usurpable, but I can't create it if I had the correct provinces)

He spawned out of the Principality of Pereyaslavl, which apparently has Gavlkind law. A little later the Prince of Rostov is created and is in the same situation as Beloozero, vassels and everything, except no personal demense.

Playing on March 3 Beta.

Not a game ender, but strange nonethe less.

I've also seen this a few times with the Nov18 beta.

When a duke is deprived of all his counties during a war with infidels, he revokes one of his vassals' title and settles there. Usually the war keeps going on until every count gets revoked except for the ducal heir who keeps his title (I don't remember if other sons also keep theirs). Anyway the duke keeps his own title too and this will continue until he dies and the last vassal becomes duke, don't know if this is WAD.

Sorry but I don't understand how he was able to spawn other principalities with no land...

Well I suppose that would explain it, dont remember if that count was his son or not. Not to important in the long run anywho.

He didnt, he had gavelkind law and he spawned a landed prince who soon got into the same situation as the Beloozero Prince.
 
This little beauty has the neat side effect of producing endless wars. The same thing happened to me when I decided to invade Egypt for piety. I took out all Egyptian holdings of the Fatimids, but the king wouldnt accept peace but rather revoke a count's title (after some landless time) and fight on. In the end I edited the savegame to get rid of the war. There should be events for the loss of loyalty or vassals taking over the title when all land is lost.
