A new commercial asset has been included in the Treasure Hunt update for Cities Skylines, and if I am not mistaken it is the Game Non-stop building (a 3x4 low density commercial building with three levels). These assets seem to attract vastly more cims than other commercial assets, which can quickly overwhelm nearby public transport and creates a lot of pocket cars. It also seems to almost immediately create a large amount of trash. (This is on console.)
This seems like a bug initially which is why I mention it, but it may be that the point is all of these cims are rushing to buy CS2, which is amusing the first time, but would quickly become tiresome as multiple instances of the asset appear in the same area of commercial zoning. If that is the point then it may be better to make the building a park or landmark which would attract lots of cims in a more predictable way.
The assets are well designed and look great so it would be a shame to have to bulldoze them every time to avoid the problems that arise.
